Traditional Magnolia Tudor

Perched on a hill in Seattle’s highly desireable Magnolia neighborhood, stands this stately brick tudor owned by our client and anesthesiologist, Victor. Victor purchased this home in 2017, but after being transferred for work to San Antonio, he decided to keep this home as an investment and rent it out. However, after a few years of renting, he decided it was time to sell. After purchasing, Victor worked with us to remodel and finish off the basement adding more liveable space. When he decided to sell, he wanted to know if there was anything more that he could do to increase his return on his invest- ment. The home was built in 1936 and the interior has many traditional elements. It was important for us to pay special attention to those details as we moved through the design process. The kitchen was at the top of our list for a renovation.

The appliances, countertops, and cabinets were dated. We removed the old damaged floors and replaced them for large 24x48 tiles, brought in all new cabinetry, a white quartz coun- tertop, and new stainless steel appliances. With no true master bath the home suffered from functional obsolescence. Situated between two upstairs bedrooms, this bathroom is the most used in the home. But the layout of the bathroom made it feel crowded and dated with the commode being directly in front of the door, only a small single sink vanity and a built in cabinet tucked behind the shower. In order to maximize space, we eliminated the cabinet and instead re-routed the commode in it’s place to give it more privacy and open up the floor- plan. The marble trough sink is a showstopper and plays well with the marble mosaic tiles we chose for the floor. This bath- room stays true to the vintage theme of the home. We chose an off-white paint (SW Alabaster) for the home to really brighten it up, contrasted with a new dark stain on the hardwood floors. On the exterior we painted the trim charcoal to make the brick pop. Victor purchased the home for 1M, listed for $1,395,000, and accepted an offer for $1,500,000. The new buyers could not be more thrilled with the modern touches to this beautiful tradi- tional Tudor home.
